What You're Really Paying For
The planning fee isn't just about the documents. Here's what it does:
Filters Out Tire-Kickers
Because you pay upfront, contractors know you're serious. This means they give you their best bids and best attention.
Enables Apples-to-Apples Comparison
When every contractor bids on the same scope, you can actually compare prices and timelines. No more guessing what's included.
Saves You Hours of Research
We know what questions to ask, what specs to include, and what to watch for. You get professional-grade documentation without becoming a remodeling expert yourself.
It's Credited to Your Project
If you hire through us, the planning fee is deducted from your first project milestone. You're essentially getting the planning for free.
After You Hire: How We Make Money
We're transparent about our business model. Here's the full picture:
The success fee is how we fund the managed process: milestone management, support, change order handling, and our quality guarantee. The contractor pays it from the project price, not on top of it.
Pricing FAQ
The planning fee is non-refundable once you've had your planning session. However, it's credited toward your project if you hire one of the contractors through our platform. Think of it as a deposit toward professional planning.
You keep your scope of work document regardless. It's yours to use with any contractor. We can also discuss why the bids didn't workâsometimes it's a budget mismatch, sometimes scope can be adjusted.
The upfront fee serves two purposes: it compensates us for the real work of creating your scope, and it signals to contractors that you're a serious buyer. This dramatically improves the quality of bids you receive.
The success fee (8-12%) is paid by the contractor and is built into their bid. When you approve a milestone, the fee is automatically deducted before funds are released. You pay the bid amount you agreed to.
No. The planning fee is what you pay us. The contractor's bid is what you pay them (via our milestone system). There are no platform fees, transaction fees, or surprise charges.
